Energy Performance Certificates

The basics

As part of its drive to improve energy efficiency, the Government is requiring commercial as well as residential buildings to carry Energy Performance Certificates upon construction, sale or letting. These are being phased in as follows:

From 6 April 2008 for those buildings with a total useful floor area greater than 10,000m² (approximately 100,000 square feet).

From 1 July 2008 those buildings with a total useful floor area greater than 2,500m² (approximately 27,000 square feet).

From 1 October 2008, all remaining buildings.

Energy Performance Certificates will be valid for 10 years.

It is up to the owner / landlord to obtain these certificates. For example, Energy Performance Certificates must be provided to applicants when a property is first put on the market.

We envisage a local and national shortage of suitably qualified assessors and we are currently investigating who will provide this service.
